A lot of agents sometimes exclude the appliances or they advise their clients to do so, so that they can use the appliances as bargaining chips later. I agree. Include everything and the kitchen sink especially when dealing with a first time home buyer. More is better in this case.
Pictures are worth a $1000 dollars. Houses like people have their good picture taking days and their bad days. I have shown a number of houses that almost didn't get much "buyer love" because of bad pictures. Then there are pictures of SNOW in summer which automaticly triggers a buyers into thinking:
"There must be something wrong with the home",
"It must be a short sale",
"Definitely overpriced."
Fresh (Good) pictures, accessibility, the right price is the best receipe for seller success.
